What is the holding inventory or absorption rate in Stoughton right now? How long would it take to sell a home?

How we calculate the data:

How many homes are selling in a month?
Based on the current active inventory, how long would it take to sell?

So the average home sales in Stoughton is 11.3 a month.

34 total sales since June 1st.

A rate cut was expected today, but the aggressive .50% rate in both the Federal Funds Rate and the Discount Rate surprised many, including myself.The Federal Reserve lowered its benchmark interest rate by a half point to 4.75 percent, this is the first Fed rate cut in four years!

I have talked in past the housing market in Madison is slowing more on psychological reasons, instead of a fundamental reasons. This will probably help many buyers that are sitting on the fence start get more serious.

The average sales price in Stoughton seems to be all over the place.

Real estate prices have been fairly consistent, moving upwards in Dane County and Madison. Stoughton’s real estate prices, even though they are jumping all over from a low of $186, 860 in March to a high of $220, 125 just in August, still give us some information. If you are looking to sell and your home is valued in the low $200,000 range, you are probably not going to have as much trouble as someone that has a home value of over $300,000.
